1. Number 43 is a no smoking establishment. A minimum £50.00 cleaning charge will automatically be deducted from the charge card of any guests smoking in their room.
   
   
2. We do our best to accommodate individual requests, however we cannot always promise to reserve your preferred choice of room.
   
   
3. Arrival Time
   We request that you inform us of when you are to arrive so that there is someone to welcome you. Please telephone us the morning of your arrival to confirm the time. Your room will be ready from 4:30pm. It may be possible to accommodate earlier arrivals but we cannot guarantee availability.
   
   
4. Day of departure
   We ask that you please vacate your room by 11:00am
   
   
5. Booking
   To confirm your booking the cost of your first nights accommodation will be deducted from your chosen credit/debit card.
   
   
6. Payment
   The balance of the cost of your stay will be payable and deducted from your credit card on departure, unless you choose to pay by another method.
   
   
7. Cheques
   Unfortunately we are not able to accept payment by cheque.
   
   
8. Cancellation
   We hope you don’t have to, but if you do, we require ten days notice. If cancelled after this time we will charge a 100%cancellation fee.(unless the room can be resold). Please note that a reservation is a legally binding contract and we urge you to take out holiday insurance at the time of booking. Our full terms and conditions are available upon request.
9. Changes
   Outside the 10 days notice, if you wish to change the dates of your stay a £20.00 administration fee will be payable.

11. Damage and loss
    We charge for replacement or repairs of damage at cost. If we cannot use a room due to the damage, we will have to charge you for the room until the damage has been repaired and we can use the room again.
12. Parking

There is parking available on the promenade, this does get very congested but spaces are normally available from 5.30 pm.
